Family homes, commuter access, schools, parks, larger residential pockets and practical suburban convenience.
Durand and Kirkendall
Character housing, walkability, architecture, condos and proximity to downtown and Locke Street.
Stinson and central Hamilton
Older homes, character properties, condition questions, parking, renovation quality and central access.
Westdale
McMaster proximity, character homes, walkability and a mix of family and student-driven housing demand.
Dundas
Mature neighbourhoods, escarpment access, character housing and a market that deserves its own comparison.
Ancaster
Larger lots, mature areas, Meadowlands housing, family demand and generally higher price points than much of Hamilton.
Do not overuse the citywide number. If you want to know what one property is worth, narrow the evidence until you are comparing it with homes a real buyer would actually consider instead.

If you are buying, I would not start by asking which neighbourhood is “best.” Start with what you can afford, what kind of property you need and which compromises you are willing to make.
A cheaper property can become expensive very quickly if it comes with major repairs, high condo fees, a poor layout or a location that does not work for your routine.

Compare commute, schools, parks, walkability, property type and the parts of Hamilton you will actually use every day.
Value check
