GTA Market Watch: August 2026

GTA home sales, new listings and prices were all lower than a year earlier in August 2026. Here is a straightforward look at the latest TRREB numbers and what each measure actually tells us.

The Greater Toronto Area recorded 5,057 home sales in August 2026, down 2.1% from August 2025.

New listings fell more sharply, while both the average selling price and TRREB's MLS Home Price Index Composite benchmark remained below year-ago levels.

These are GTA-wide figures. They describe the Toronto Regional Real Estate Board reporting area as a whole. Results can differ significantly by municipality, neighbourhood, property type and price range.

5,057 homes sold in August

TRREB reported 5,057 residential sales through its MLS® System in August 2026.

That was 2.1% fewer sales than in August 2025.

The sales figure tells us how many transactions were reported across the GTA during the month. It does not tell us how activity was distributed across individual communities or property types.

12,075 properties entered the market

There were 12,075 new listings in August, down 14.1% compared with the same month last year.

New listings measure properties that entered the market during the reporting period. They are different from total active inventory, which measures the homes available for sale at a particular point in time.

That distinction is important when interpreting supply. A decline in new listings does not, by itself, tell us the total number of homes buyers could choose from during the month.

The average selling price was $993,410

The GTA average selling price was $993,410 in August 2026, down 2.7% from August 2025.

The average selling price is calculated from the homes that actually sold during the month. Because the mix of properties changing hands can shift, the average can move even when individual market segments behave differently.

The MLS HPI Composite benchmark was down 4.5%

TRREB also reported that the MLS Home Price Index Composite benchmark was 4.5% lower than a year earlier.

The HPI is not the same thing as the average selling price. It tracks price movement using benchmark homes with defined characteristics rather than simply averaging every transaction that occurred during the month.

A measure designed to track price movement for benchmark homes with defined attributes.

No single GTA statistic describes every property

The August report gives us a broad view of activity across the GTA, but each number answers a different question.

Sales measure completed transactions. New listings measure properties entering the market. Average price reflects the mix of homes that sold. The HPI tracks benchmark price movement.

Those figures are useful for understanding the direction of the regional market. They should not be treated as a valuation for an individual property or as proof that every neighbourhood moved in the same direction.

TRREB released the August 2026 figures on September 3, 2026. Historical figures may be revised, so current TRREB data should be used rather than mixing figures from older static reports.
