Hamilton Real Estate Market Update: September 2026
Hamilton home sales and prices were both lower than a year ago in September. Supply remained around balanced territory overall, but the numbers look different depending on what type of home you are buying or selling.
Hamilton recorded 376 residential sales in September 2026, with an average sale price of $714,420.
Sales were down 22.8% from September 2025 and the average price was down 8.0%. Homes took an average of 46 days to sell, while months of supply sat at 4.8.
The useful part is not any one number. It is how sales, supply, pricing and property type fit together.
Hamilton at a glance
These are Hamilton figures. They should not be confused with the broader Cornerstone totals that also include Burlington, Haldimand County, Niagara North and other association markets.
Fewer buyers and fewer new listings
September did not bring a large rebound in Hamilton sales. The city recorded 376 transactions, down 22.8% from the same month last year.
New listings were also lower year over year, at 1,061. Active inventory ended the month at 2,064 homes, which was 14.5% below a year earlier.
That combination matters. Sales were soft, but Hamilton was not dealing with an uncontrolled build-up of inventory. Months of supply sat at 4.8, leaving the overall market closer to balanced conditions than an extreme buyer's or seller's market.
The average price and HPI both moved lower
Hamilton's average sale price was $714,420 in September, down 8.0% from September 2025.
The Hamilton MLS® Home Price Index benchmark was $664,500, down 0.9% from August and 6.0% from a year earlier.
Average sale price
The arithmetic average of the properties that sold during the month. It can move when the mix of expensive and less-expensive homes changes.
MLS® HPI benchmark
A benchmark designed to track the price movement of a typical home with defined characteristics. It is not the same calculation as the average.
Property type changed the picture
The September ITSO data shows a meaningful difference between single-family homes and the townhouse/condo group.
Single-family homes
$778,972 average270 sales, down 20.6% year over year. Average price was down 9.2%.
Supply sat at 4.5 months and sold homes took an average of 44 days.
Townhouse / condo group
$549,996 average106 sales, down 27.4% year over year. Average price was down 6.3%.
Supply was higher at 5.4 months and sold properties took an average of 51 days.
ITSO groups townhouses, condominium properties and semi-detached homes together in this report. That is why I would not use one city-wide number to decide how competitive a specific Hamilton property should be.
What September means if you are buying or selling
For buyers
More balanced supply and longer selling times can create room to compare properties and negotiate, but the amount of leverage still depends on the neighbourhood, property type, condition and current competition.
For sellers
A softer city-wide market makes current comparable sales and competing inventory more important. Pricing against an older market can cost time, while pricing too aggressively can leave money on the table.
The city-wide numbers are context, not a property value
Hamilton's September numbers show lower activity, lower prices and a market with more negotiating room than a tight seller's market.
They do not tell us what an individual house, condo or neighbourhood is worth. That requires the relevant recent sales, current listings, property condition, location and competition around the specific property.
