Hamilton Real Estate Market Update: October 2026
Hamilton real estate market | October 2026
More homes sold in October, but prices remain below last year
Hamilton's latest monthly figures show a modest increase in activity from September. Buyers and sellers still need to look beyond citywide averages when judging a particular property.
Hamilton recorded 424 residential home sales in October 2026, compared with 376 in September. The average sale price increased to $724,461, while 1,003 new listings entered the market.
That is an improvement from September in some important measures. Compared with October 2025, however, sales were down 8.0% and the average sale price was down 7.4%. The market has become more active month to month without returning to last year's price levels.
These are Hamilton-specific figures from the Cornerstone Association of REALTORS®. They are not the totals for the wider Hamilton-Burlington-Haldimand-Niagara North reporting area.

October improved from September, but the longer comparison is still softer
Sales rose from 376 in September to 424 in October. That works out to a 12.8% month-over-month increase using the published monthly counts. At the same time, new listings fell from 1,061 to 1,003, a decrease of approximately 5.5%.
The average sale price moved from $714,420 in September to $724,461 in October, an increase of approximately 1.4%. The MLS® Home Price Index benchmark also moved slightly higher, from $664,500 to $667,500.
The distinction matters because a stronger October than September is not the same thing as a stronger October than last year. Sales, prices and listings were still lower than their October 2025 levels. These month-to-month comparisons are not seasonally adjusted and should not be treated as a forecast.
If you're following the trend, my September 2026 Hamilton market update provides the previous reporting month without replacing its historical record.
Why the average price and benchmark tell different stories
Hamilton's October average sale price was $724,461. That's the arithmetic average of the homes that sold. If a different mix of larger, smaller, more expensive or less expensive properties changes hands, the average can move even when comparable homes are not changing in price by the same amount.
The Hamilton MLS® Home Price Index benchmark was $667,500, down 4.3% from October 2025. The benchmark is designed to follow price movement for a home with defined characteristics, while the average describes the mix of transactions completed during the month.
Neither figure tells you what an individual house, condo or townhouse is worth. For that, you still need relevant recent sales, nearby active competition, the property's condition and features, and the buyers who would realistically consider it.
What do 4.8 months of supply and 40 days on market mean?
Cornerstone reported 4.8 months of housing supply in Hamilton in October, the same figure reported for September. Months of supply relates the available inventory to the reported pace of sales. It helps show whether buyers have more or less selection overall, but it doesn't describe the competition for every property type or neighbourhood.
The October snapshot also reports 40 days on market, compared with 46 in September. That shorter monthly figure is consistent with some homes selling more quickly, but it doesn't mean all listings received strong offers or that every seller gained leverage.
A well-presented property priced against current comparable sales can face a very different set of buyers than a property needing significant work or carrying an ambitious asking price. I would not apply a single citywide negotiating rule to both.
Important reporting limit: These figures combine Hamilton's residential market. They are not separate October totals for detached homes, condo apartments, townhouses or Ancaster. Property-type and neighbourhood decisions require their own verified comparisons.
What October means if you're buying in Hamilton
There may be more room to compare properties and ask questions than in a very tight market, but the October numbers do not establish that a particular seller will accept a lower offer. Look at the home's listing history, actual condition, relevant sold comparisons and competing choices before deciding on a price or conditions.
For first-time buyers, the monthly average should not become your purchase budget. That depends on financing, cash needed to close and the ongoing cost of the specific home. My Hamilton first-time home buyer guide covers the process, while my Hamilton buyer representation page explains the property-specific comparisons I can help with.
What October means if you're selling
The improvement in sales since September is useful context. It is not a reason to price an individual home at last year's expectations. The average sold price remained 7.4% lower than October 2025, and buyers still have alternatives.
Before setting a list price, I would compare your property with recent relevant sales and today's competing listings, then account for its condition, lot, layout and preparation needs. My Hamilton selling strategy covers that process. If you're deciding whether to sell at all, a property-specific home-value review is a better starting point than the city average.
What if you're selling one home to buy another?
The value of your current property and the competition for your next one may not move in the same way. A homeowner moving from a larger house to a condo or bungalow needs to compare both ends of the move, including sale proceeds, financing, closing costs, timing and ongoing ownership expenses.
For that decision, my Hamilton downsizing guidance explains how to connect the sale with the next-home plan. The October market figures are background, not a substitute for the numbers on the properties involved.
Do the Hamilton figures tell us what is happening in Ancaster?
Ancaster is part of Hamilton, but the citywide numbers combine different neighbourhoods, property types and price ranges. They cannot establish a separate Ancaster average or show what a particular Meadowlands townhouse or mature-lot detached home should sell for.
For an Ancaster purchase or sale, I would narrow the comparison to the closest relevant recent sales, active competition and property characteristics. The Ancaster real estate guide provides local context, but it does not replace that property-specific work.
Hamilton market questions for October 2026
What was the average home price in Hamilton in October 2026?
Cornerstone reports an average sale price of $724,461, down 7.4% from October 2025. This is a monthly average of sold homes, not an appraisal of any particular property.
How many homes sold in Hamilton in October?
There were 424 residential sales reported for Hamilton. That was 48 more than September, but 8.0% fewer than October 2025.
Is Hamilton a buyer's or seller's market?
At 4.8 months of supply, the overall market showed meaningful selection without indicating that every listing was under the same pressure. I would check the property type, neighbourhood, asking-price history and competing inventory before making that judgement about a specific home.
